When you finally find the right home at the right price, it's important to be tactful when requesting repairs after inspections are completed. Generally requesting that all minor cosmetic/maintenance items be repaired will be met with resistance, especially in a sellers market. Buyers should focus their attention on the major defects that have been uncovered, such as structural issues, electrical issues, roof deficiencies, and any other safety related items.
It is always a good idea for buyers to heed the advice of their agent in these matters to ensure that the buying process goes as smoothly as possible.
